Best alojamento local software in 2026: what to compare (and what almost everyone forgets)

Channel manager, PMS or compliance? An honest map of AL software in Portugal — Hostkit, EazyAL, Chekin, Lodgify, Vezpa — no invented rankings, every claim sourced.

Searching "best alojamento local software" returns lists where, by astonishing coincidence, the author always ranks first. We won't do that. We'll do something more useful: give you the taxonomy to figure out what kind of tool you're actually looking for, an honest map of who does what in the Portuguese market — every claim verified on the vendors' own sites, on 13 July 2026 — and the right questions to ask before signing.

First: what problem are you solving?

"AL software" is really three categories that barely overlap:

  1. Reservation management and distribution — channel manager (calendar sync across platforms), direct-booking engine, own website, PMS. Optimises occupancy and operations.
  2. Compliance and tax — SIBA, tourist tax, INE, certified invoicing, Modelo 30. Avoids fines and administrative drag.
  3. Guest experience — online check-in, identity verification, smart locks, messaging.

No tool is "the best" at all three. The right question isn't "which software is best?" — it's "which of my problems is most expensive?".

The criterion almost everyone forgets: compliance

Comparison lists measure calendars, integrations and website design. They rarely measure the one category where failing carries fines written into the law: SIBA bulletins, each municipality's tourist tax, the INE survey, invoicing reported to the tax authority. Five percent more occupancy doesn't pay for a season of missed obligations — which is why the "compliance" column should be the first in your comparison, not a footnote.

The Portuguese landscape, honestly

What each tool says about itself and does that matters to a Portuguese host — verified on their own sites on 13 July 2026:

Hostkit — the Portuguese compliance incumbent

Portuguese software "built by hosts", positioned as automation of legal and fiscal obligations for AL and empreendimentos turísticos. It covers the full national compliance stack: AT-certified invoicing, SIBA bulletins to SSI/AIMA, Modelo 30, tourist tax "in dozens of municipalities", INE reports (IPHH/IPCAMP) and Banco de Portugal's COPE. It advertises 90+ integrations (45+ channel managers) and works with or without a channel manager, with automatic reservation import from Airbnb/VRBO/Agoda. Per-unit pricing, modular plans, free trial.

EazyAL — compliance-first, built by a host

Self-described "SIBA first": it collects guest data through a digital check-in and submits bulletins automatically within the 3-working-day window; it prepares the monthly IPHH data for WebInq and calculates tourist tax by municipality, dates, ages and exemptions. It pitches itself as the middle option between doing SIBA by hand and paying a manager. Per-property/month pricing.

Chekin — the international check-in specialist

A guest-registration and online check-in platform with advertised legal coverage in 45+ countries, biometric identity verification, and tourist-tax calculation and collection. For Portugal, its compliance page indicates guest data is sent to the authorities (as of July 2026, still naming "SEF" on the page) and marks Portuguese invoicing as "coming soon" (also as of July 2026). Per-property/month pricing in tiers, with unit minimums by accommodation type.

Lodgify — the global direct-booking machine

"The #1 vacation rental software" in its own words: a no-code website builder, a direct-booking engine with 0% booking fees, a channel manager and PMS, with official partner status at the big OTAs (Airbnb Preferred+ 2025, Booking.com Premier Connectivity 2025, Vrbo Elite 2026). Relevant note for Portugal: its Portuguese page now advertises a compliance panel — digital check-in, AIMA/SEF and automatic accommodation bulletins. Tiered pricing by number of properties, with frequent time-limited promotions — check the list price.

Vezpa — the PMS "by managers, for managers"

A PMS with a channel manager (60+ OTAs with overbooking prevention), a commission-free direct-booking engine and online check-in in 11 languages, built by two hospitality professionals. On the Portuguese side: automatic submission of the boletim de alojamento (as of July 2026, the page still says "SEF") and a dedicated municipal tourist-tax calendar with automatic calculation and monthly reporting. Flat tiered pricing by capacity, no commissions.

What you should pay

We're not publishing competitors' prices here — they change, they run time-limited promotions and unit minimums, and they'd be stale within a week; the links are in the Sources so you can see today's numbers. What compares stably are the models: per unit (modular), per property/month (mind the unit minimums), or flat tiers by capacity. Three checks before signing: whether the price excludes VAT, whether there's a minimum term, and whether the advertised number is promotional. Our pricing is on the main page — no asterisks.

The 7 questions to ask before signing

  1. Does it cover my obligations — SIBA, my concelho's tourist tax, INE if covered, certified invoicing?
  2. Who updates the tool when the law changes — and how fast? (2025/26 alone changed insurance rules, municipal rules and European regulations.)
  3. Does it work with my current channel manager/PMS, or force me to replace everything?
  4. What happens to my data and history if I leave?
  5. Does the price scale the way my business does — per unit, per property, per tier?
  6. Are there unit minimums or lock-ins hidden in the pricing?
  7. Can I talk to a human in Portuguese when the câmara sends me a notice?
